Mortgage Protection Insurance in Pleasanton
Your policy is sized to the balance you still owe and the years left until payoff. If you die, the money goes to the person you name, not the lender. One agent handles your file from the first call to the signed policy.

What mortgage protection insurance actually is
It is life insurance with one clear job: pay off or keep paying the mortgage if the person who carries it dies. Most of the time it is a term life policy. The amount matches what you owe, and the length matches the years left on the loan.
Mail from your lender may use the same name, but those offers often pay the bank directly and shrink as the balance drops. We look at plans that pay your family instead. The choice of what to do with the money stays with them. They can clear the balance in one go, carry on with the monthly payments, or put part of it toward a bill that matters more at the time.
We are a small team. The agent who answers your first question is the one who compares carriers, helps with the application, and walks you through the policy when it arrives. You do not get handed off.
What we handle for you
- A look at your loan
- We review your balance, interest rate, monthly payment and remaining years. From that we set how much coverage you need and for how long, so the policy matches the loan without paying for extra you'd never use.
- Two coverage shapes
- One version shrinks along with the loan balance and usually costs less. The other stays the same for the full term, leaving your family more cash as the loan gets smaller. We show you both, with the monthly price of each.
- Carrier comparison
- Each insurer has its own prices and health guidelines. We look at several and explain why one suits your age and health better than the rest.
- Beneficiary setup
- We help you choose who receives the money and name a backup. When two people share the loan, we discuss whether a single joint policy or two separate ones works better.
- Optional riders
- Some carriers sell disability or return of premium riders. You'll see what each adds per month next to the base plan. If a rider isn't worth it for you, we tell you.
Signs it is time to look at mortgage coverage
You just bought or refinanced
A new loan is the cleanest time to match coverage to the balance and the term. Applying sooner also helps, since premiums climb with age and with any new health issue.
Most of the payment comes from a single income
If losing that paycheck would make the mortgage hard to carry, that income needs coverage behind it.
Your lender keeps mailing offers
Those letters are a reminder, not a recommendation. Before you sign one, it is worth comparing it with a policy that pays your family.
Your only life coverage is through work
Group coverage often ends when you leave the job, and it is rarely enough to cover a Bay Area loan balance. A personal policy stays with you.
Someone co-signed with you
If a partner, parent, or sibling is on the loan, they are on the hook if something happens to you. Coverage protects them too.
How it works, start to finish
- 1
A phone conversation
You tell us about the loan, your family, and any coverage you already have. We ask a few health questions so we can quote realistically.
- 2
Options on paper
We lay out two or three plans with the coverage amount, term, monthly cost, and riders. We explain the differences in plain words and leave the choice to you.
- 3
Application and underwriting
We fill out the application with you. Some plans need a short medical exam and some do not, depending on the carrier, your age, and your health. We keep you posted while the insurer reviews it.
- 4
Policy delivery
When the policy is approved, the same agent goes through it with you page by page. We check beneficiary names and confirm the start date before you sign off.

What sets the price
Mortgage protection has no flat rate. The price depends on you, your loan and the plan you choose. We break down each part so you know what you're paying for.
- Loan balance
- A larger balance calls for more coverage, and that drives the premium more than anything else.
- Years left on the loan
- A longer term costs more each month. Covering thirty years of payments runs higher than covering fifteen for the same amount. We set the term to your actual payoff date, not a round figure.
- Age and health
- Applicants who are younger and healthier pay less. Tobacco, certain medical conditions and some medications can push the rate higher.
- Type of coverage
- Coverage that decreases with the loan is usually cheaper than coverage that stays level. Riders like disability or return of premium raise the monthly cost.
Mortgage protection questions we hear most
Something not covered here? (925) 966-3491
Is this the same as PMI?
No. PMI exists for the lender's sake when a borrower falls behind, and your family never sees a dollar of it. Mortgage protection insurance is life coverage that pays the people you name.
Does the money go to the bank?
With the plans we set up, the money goes to your beneficiary. It is theirs to use as they see fit, whether that means wiping out the loan, covering payments for a while, or handling other bills first. Some lender-sold policies do pay the bank directly, so read those offers closely.
What happens if I refinance or sell?
A term policy stays with you, not the loan. If you refinance, the coverage keeps going. If you sell and buy again, we can check whether the amount still fits the new balance.
Should I get level or decreasing coverage?
Decreasing coverage tracks the loan and runs cheaper. With level coverage the premium is higher, but the payout never drops, so whatever is left after the loan is cleared stays with your family. If you have kids or other debts, level often makes more sense. We will run both numbers for you.
Do I need a medical exam?
Not always. Some carriers offer plans with no exam, based on health questions and records. Others ask for a short exam, especially for larger amounts. We tell you up front which way your application is likely to go.
Can I use term life insurance instead?
Usually that is exactly what this is. If you want coverage that lasts your whole life, we can also compare whole life insurance or universal life insurance.
